Pre-Construction

New Home Selection

Obtain a copy of your conditional loan approval.

Visit the land you are interested in purchasing.

Choose a home design.

Sign your building and land contract.

Provide confirmation of land ownership.

Selections

Visit our kitchen showroom to select your layout and finishes.

Visit our flooring showroom to select your flooring.

Visit our tile showroom to select your tiles.

Finalise your decisions/selections with our project manager.

Council Application

Reports are obtained and submitted for your new home to council.

Council approval is issued.

Pegout survey is completed.

Notice to build is submitted in prep for site commencement.

Construction

Base Stage

Excavation work commences.

Underground connections laid.

Piers are prepped + poured.

Slab is prepped + poured.

Temporary fencing & site signs installed.

Frame Stage

Construction of walls.

Construction of roof trusses.

Windows installed.

External door frames installed.

Services run into the home (electrical & plumbing).

Lock-Up

Brickwork/wall cladding installed.

Fascia + gutter installed.

Roof installed.

Walls insulated.

External doors installed.

Bricks acid cleaned.

Fixing Stage

Gyprock completed.

Cornice set throughout main living areas.

Garage door installed.

Architraves installed.

Skirting installed.

Kitchen installed.

Waterproofing completed.

Fit Off Stage

Tiling completed.

Cornice set to wet areas.

Painting completed.

Fit Off completed (electrical + plumbing + AC).

Shower screens installed.

Mirrors installed.

Door furniture installed.

Flooring installed.

Practical Completion

Gas connected.

Ceiling insulated.

Blinds + screens installed.

Water tank installed.

Landscaping completed.

Fencing + gates installed.

Driveway prepped + poured + sealed.

Paths sealed.

Walk through completed.

Final clean completed.

Final photos taken.

Post-Construction

Handover

OC issued.

Final payments received.

Builders’ insurance concludes.

Homeowner insurance kicks in.

Keys collected.

Post Construction

90-day maintenance period (from walkthrough date).

Maintenance period list submitted.

Maintenance period inspection + warranty status determined.

Maintenance items rectified (where applicable).

6-year structural warranty period (from OC issue date).
